I think CGI is the way to go for superhero movies. That way they don't have to worry about the actor quitting over "typecasting" concerns and the like. You can only imagine how much Downey is going to charge for Iron Man 3 or Avengers 2.
I should probably research this, but I bet they locked Downey up for a multi-film contract deal, like they do most actors these days. I think many of these actors they get nowadays are already well established, so there's little chance of them getting typecast. Downey, Bale, Johanssen, etc., all have well established careers outside of the superhero thing. I also don't think there's the same stigma there used to be with playing one of these parts, so there's less risk involved. Actors fall over themselves to get these parts these days, which you can tell just by the surrounding casts in these films alone.
